The 5 Martin Place project was a redevelopment of the Commonwealth Bank's iconic Money Box building. The project refurbished the existing heritage building as well as incorporating a new ten floor office tower which cantilevers over the historic building. Magnetite was commissioned to double glaze the existing steel-framed windows in this 1916 heritage building. The installation was awarded the 2015 AWA Design Award for Best Use of Windows and Doors in a Commercial Renovation.
The aim was to reduce the outside noise coming through the windows from busy Martin Place, in order to meet the Green Star requirements for Indoor Environment Quality. The existing windows could not be replaced without damaging the heritage status of the property. Our client, Grocon, was also concerned about durability and the longevity of the solution.
Magnetite installed retrofit double glazing to 363 windows (avg size 3 sqm) from levels one to nine. Scratch resistant acrylic glazing, custom-manufactured by Mitsubishi Rayon, was imported exclusively for this project. A first in Australia, this enhanced the durability and longevity of the facade solution. The air cavities created were maximised to achieve the best acoustic results. Where possible a single pane was used to minimise the visual impact on the existing windows.
The addition of Magnetite to these heritage windows addressed both energy savings and acoustics required to achieve a 5 Stars NABERS energy rating as well as a 5 Star Green Star rating. The quality of finish and performance attracted and secured world class tenants such as Ashurst Lawyers, Challenger and Dropbox to commit to long term lease.
